NID has developed an asset management platform that allows its client’s to manage their own assets. This can be done at any time and from anywhere in the world.

The application is developed to assist the residential, commercial and industrial clients to document:

  • Movable assets with photographs
  • Movable asset management with barcode scanning function (Corporate and Commercial users)
  • Vehicles (Single and Fleet Management)
  • Building Valuation (Replacement Cost) on:
    • Residential dwellings
    • Commercial buildings
    • Industrial buildings
    • Body Corporates
    • Educational, Municipal and Health Institutions

The Application is developed in such a way that it works on all major platforms (android, IOS etc.) The App does not have to be installed on the device, as it is developed in HTML format (web based on any browser).

The Application is linked to our main servers, thus data is immediately and continually updated. Updated reports are then available.

Imagine buying a new television set. While they are busy processing your invoice, you log on to the NID App, update the new television set with images on your assets portfolio and before leaving the shop, the broker/insurance company is notified about the new purchase.

Corporate Clients will have the option to a complete asset management profile with the barcode and serial number scanning function.

Definitions in Application

Property The property is a piece of land with a valid address
Buildings A building is a structure with a roof and walls standing permanently in one place
Outbuilding A structure not connected with the primary residence on the same property. This may include a shed, garage, barn, cabana, pool house, or cottage etc.
Rooms/Offices A room is part of the inside of a building that is divided from other areas
Movable Assets Furniture, Electronics, Toys, Appliances, Artwork, Paintings, Jewellery, and etc.
Specified Assets A Specified asset is an item that is moved to and from the Risk Address on a regular base            
Claimed Items Is a request you make for compensation from your insurer if you suffer a loss.

Should you at any time have a claim (for example your television is stolen or broken etc.) you can log onto the App, find the television asset on your assets portfolio, flag the item as ‘claimed’, and NID will send you a claims report with the latest replacement value and where it is available.

Create additional buildings on your property

Additional Residential buildings (Outbuildings): Buildings not connected with the primary residence on the same property. You can create additional outbuildings like a Pool House, Granny Flat, and Domestic Quarters etc. You can then create rooms inside the newly created additional buildings.

Click on Add New Building to create a new building/outbuilding

The next step is to create Rooms inside the buildings

Continue adding rooms in the Main Building and or in the outbuildings. (You can also create rooms and buildings as you progress with the asset inventory).

CAPTURING IMAGES

The images are one of the most important functions of the assets portfolio.

  • Mobile device: You can capture the images as you go.
  • Personal Computer: The best method is to capture all your images before capturing the assets. Download the images on the computer and sort it into different folders (Bedroom, Kitchen, Granny flat, etc.)

Remember that you are documenting single assets and not complete rooms or asset categories, thus, the best is to take the picture of the specific item and try not to include other items in the photo. In fact, the picture below illustrates four separate assets.

The System will allow you to upload three images per asset.

Depending on the device name and model, the camera will open. Alternatively, you can browse to previously captured images or you can use the camera directly.

CAPTURING THE BUILDING VALUATION

IRC (Insurance Replacement Cost)

Replacement cost refers to the cost of constructing or to replace the buildings on the same premises.

This valuation includes demolition and removal costs, plan scrutiny fees and legal costs and is strictly for insurance purposes. This valuation is not suitable for selling purposes and/or balance sheet purposes.

We have utilized the most widely used method of approximate estimation to obtain an indication of the construction cost of a building which is the inclusive rate method, also referred to as the rate per square meter method, as if the building was unscorned and had no defects. This estimate is based on current competitive building costs and the Pre-contract Escalation Factor and is calculated on the monthly Forecasts of the BER Building Cost Index: 2014 - 2016.

Definitions in the valuation section

Buildings A building is a structure with a roof and walls standing permanently in one place
Outbuilding A structure not connected with the primary residence on the same property. This may include a shed, garage, barn, cabana, pool house, or cottage etc.
Paving To cover (a road, path, etc.) with a firm surface suitable for travel
Fencing Is a barrier enclosing or bordering a field, yard, etc., usually brick, concrete, wire, or wood, used to prevent entrance to a property.
Gates Hinged barrier used to close an opening in a wall, fence, or hedge
Building Fixture A fixture is an asset that is installed or otherwise fixed in or to a building or land so as to become part of that building or land (for example air conditioners, solar systems etc.)
Property Fixture A fixture is an asset that is installed or otherwise fixed in or to a building or Land (for example swimming pool, tennis court etc.)

Important information you need before commencing with the valuation:

- Sizes of the buildings in square meters
- Size of the swimming pool in litres
- Size of the paving in square meters
- Length of the fencing in meters
